What Should Go Here: Moore Chevrolet

The proposed Wawa on 11th Ave and Fayette Street in Conshohocken has been in the news – but what do YOU think should go there?

 

 

Patch has a nation-wide “Visions for Vacancies” column, in which residents can weigh in on what they think should fill vacant commercial spots in town.

I can’t think of a better “What Should Go Here” post than the Moore Chevrolet, located at 11th Ave and Fayette Street – the property at the heart of the Conshohocken Wawa debate.

While Wawa says that the 1.45 acre lot is a difficult property to develop due to its location next to a cemetery and in front of a baseball stadium, and the company will keep the area "walkable;" the anti-Wawa faction says that a convenience store with gas does does not fit into the revitalization plan of Conshohocken.

Wawa debate aside - what do you think should go here?

I think they should put building that look just like the buildings down further on Fayette, and fill the with the same kind of shops and restaurants...just extend Fayette up the road.

I think this is the problem. I sat in the meeting and people were so upset about Wawa, but they all gave a different things they wanted to see. Some wanted a township building, some wanted single-family homes, some wanted an assisted living place, I think its crazy. There is nothing wrong with Wawa, and based on the crazy zoning there will be people fighting anything they put there! I say a Wawa or a small grocery store like Save-a-lot, and if you fight everything then the only thing that will ever go there is an old vacant car dealership!!

It cant be here, YMCAs are big, the site is only 1.45 acres, you really cant do much with that. A Walgreens needs at least 2 acres, so it has to be something smaller than that. A Sunrise Assisted living facility needs 3.5 acres minimum.

Based on a Philly.com article, YMCA plans to build a "planned new branch and regional headquarters in Conshohocken." It wouldn't be until after the Lower Providence branch is built (it's in planning stages right now).

Bring in a market. When the Acme went I'm sure it became difficult for residents to get their shopping needs satisfied by a CVS. If a wawa goes in, fine. Just no gas station attached, like the Wawa down the same stretch of road.

The Borough bought the Verizon Building for over $3 million dollars. It needs roof repairs AND has both lead paint and asbestos, which would cost a ton of money to fix, so it's just sitting there.

Comment from Facebook: Since you asked, i think the Antioch church should buy it and make a parking lot. In case you haven't noticed that end of Fayette St. On a Sunday morning, it's just ridiculous. They park in all the businesses lots, the apartments lot and all along fayette street. Its impossible to see to turn out of our driveway. I called the PD on Sunday because a car was parked on the corner (ticket worthy) and you couldnt see around it. Noone came.

Something tells me the Church doesn't have the cash flow to purchase the Verizon Building and create a parking lot. Great thought though and thanks for researching facebooks comments. I'm wondering what the Borough Council has planned for this building? It's been vacant for more than 5 years and the residents of Conshohocken will never get that tax revenue back.

I think we just need to find a company to invest millions to open some kind of business that would thrive in the local community.... now only if we could find a company willing to do this at this site...... oh wait there is ONE offer on the table. Let WaWa in they are going to be great there.

To further Matt's point, these people who want all this different stuff are forgetting that they are missing a key ingredient, a willing buyer to invest the money. Without an investor the only thing they are going to get is a broken down vacant car lot. Now I will admit that WaWa had an easy way of this controversy and that was to buy the old Ridge Lumber or Florig sites. They let Conicelli take both of them and so they are forced into this location. The only other sites available are 1) the spot on Chemical Road where they wanted to put the hotel and 2) Next to Armen Cadillac.

To further this conversation, if there was interest from other companies, an idea I think would be good for the site would be a Trader Joe’s or a Dunkin Donuts?

We also have some of the best LOCALLY owned pizza shops around...

It's a shame Council has let that large Blue Elephant sit in the middle of our Borough and look the way it does. Why would they buy a building and then let it rot away?

I heard someone say at the meeting that the Moore property was never put on the market. I find it hard to believe that all of a sudden that a miracle buyer with millions of dollars is gonna make a better offer than WAWA! Millenium 2 is building more condos as well as the 120 condos being built at Hale Pump. Our town needs a new, affordable gas station with the the added convenience of buying sandwiches, drinks & other staples like lottery tickets! Lol!

Conshohocken Revitalization Alliance

An important point to remember is this property was never put to market for competitive bidding. So alternative projects never had at the chance to be offered. However, the Conshohocken Revitalization Alliance generated three possible alternatives for the property. The concepts were the result of community input. All meet a community need and were developed with input from professional planners and real estate people familiar with the property. Renderings can be found in the photos section of the CRA Facebook page (www.facebook.com/conshohockenrevitalizationalliance).

The issue is not Wawa. The issue is that applicant wants to amend the zoning law of the community and the proposed development does not conform to the community's Revitalization Plan. For clarity, the property was never zoned for a commercial property. The Residential/Office District was meant to preserve the historic nature of the community's Victorian and early 20th century homes, while still allowing expansion of new residents and small business owners. The Moore site did not technically fall under land uses for Residential/Office zoning because it existed before these zoning ordinances were in place; therefore it was essentially grandfathered in.

Wow so the Borough spent $3.25 Million on buying the Verizon Building and now the County RDA is saying it will cost another $1.25 Million to re-mediate the property. That is $4.50 million that our borough council has wasted. That means all of that tax money that could have been made from renting the building is gone as well. As far as I know the Democrats have been in power of Conshohocken for the last 10 years or so. I know how I'm voting in November.

I like the suggestion for a trader joes! Maybe someone can suggest it to their corporate offices?? The closest ones to us are the gateway shopping center in Devon and another one in North Wales. But TJ's is pretty popular & all those cars from shoppers could be a traffic & pollution issue with the conshohocken alliance police.

I want rainbows and unicorns. I mean, why not. It's ridiculous that people think they have an option of what they want there when it's privately owned property. If you have money to equal what Wawa is offering then put your money where your mouth is.

Well said, Kelly! The biggest problem (as Matt pointed out) is that you can have 50 people chime in and have 50 different ideas for what goes in there. Ultimately, whomever buys the land should be the one to decide it's use, as long as it fits the zoning/code requirements for the borough. The debate of "to Wawa or not to Wawa" is ludicrous. Wawa brings both jobs and tax revenue to the borough.

Kelly, Very good point. It amazes me that people are so upset about land they don't own when there is a building in the borough that they do own and our Democrat Leaders on Conshy Council have sat by and let it rot away. They can care less about all the tax dollars wasted on the purchase, the lack of rent and now the need to fix it.

The site is 1.45 acres!!! You can't put a pizza hut, a YMCA, Trader Joes, a retirement home, or anything bigger than a Walgreens. You are stuck with a vacant car dealership, or a Wawa, or a Dunking Donuts, thats about all that can fit based on building envelope and parking restrictions.

It makes me laugh that all of the suggestions that have been put on this thread have been for businesses that would cause traffic problems at 11th and Fayette if they were the alternative to the Wawa plan. Chickie and Petes...always crowded. Trader Joes...the amount of petroulli wafting from the parking lot would kill the grass in the A field.
